Important: your apartment is obliged to have a gas & electricity contract. Failing to do so can result in a company of the Dutch government called ‘’Stedin’’ will disconnect your flat from gas and electricity. You and your fellow flatmates will have to pay a fine above €250 to reconnect gas and electricity in your flat. Therefore, it is important to follow the below added steps upon arrival.
Soon you or one of your flatmates will arrive in your new apartment and you have requested information about how to set-up the gas & electricity contract.
The first arriving tenant is requested to online create a check-in via an app provided by the property manager. This app allows you to create a check-in report of the quality of the apartment as your start situation in your new apartment.
In the app it will be requested if you want to set-up a gas & electricity contract. If you are not sure if you should set-up a gas, electricity or gas & electricity contract, please check article 6 in your rental agreement. After you have checked what type of contract should be set-up, you can select a contract in the app or let the company call you to assist you further. Please note that the contract is for the complete apartment and only one of you will be on the contract, yet the monthly charges are for the whole group.
In regards to the monthly charges, these depend on the size of the group, yet per person the approximate charges differ between €60 and €75 per month. The variation in these charges depend on the type of contract you have selected in the application. Monthly the utility company will charge the bank account that is provided for setting up the utility contract. The total of these monthly charges are calculated as follows: amount of tenant(s) x €75 / €50 per month = the amount that will be charged.
Lastly it's important to know that you will only pay for exactly the usage of the tenants in the house. When the check-in is performed by the first arriving tenant, the app will request you to take photos of the gas & electricity meter. These will be requested by the utility company as your start meter reading in the apartment. At the end of your rental agreement when the last tenant leaves the apartment, we will request you to perform a check-out via the same app and you will need to take photos of the gas & electricity meter again. The utility company will request these pictures so they can exactly calculate the usage over the complete year. If you have paid, with your monthly subscription, too much money you will get money back, if you have paid too less then you will be charged extra.
