If utilities (gas and electricity) are not included in the rent, tenants are required to arrange an energy contract themselves. This is usually stated in Article 6 of the rental agreement or in the listing of the apartment.
If no valid energy contract is arranged, the network operator may eventually disconnect the gas and/or electricity connection. Reconnection and administrative costs may apply depending on the provider and situation. Therefore, it is important to arrange the contract shortly after arrival.
Setting up your gas & electricity contract
When the first tenant arrives at the apartment, they will be asked to complete a digital check-in provided by the property manager. This check-in is used to document the condition of the apartment and register the starting meter readings.
During this process:
The first tenant records the gas and electricity meter readings
One tenant sets up the energy contract for the entire apartment
The contract is usually in one tenant’s name
The costs are shared between all tenants

energy prices
size of the apartment

Because of this, RoomPlaza cannot provide a fixed monthly estimate. The energy supplier will charge monthly advance payments, followed by a final calculation based on actual usage.
Meter readings and final settlement
At check-in:
meter readings are recorded
these serve as the starting point
At check-out:
meter readings are recorded again
the energy supplier calculates total usage
If too much was paid, you will receive a refund.
If too little was paid, an additional charge may apply.
Important note
RoomPlaza is a booking platform and does not manage utility contracts. The tenants are responsible for arranging and managing the energy contract when utilities are excluded from the rent.
